It goes without saying that roof replacement is best left to a professional roofing contractor. However, knowing what goes onto your roof during roof replacement can help you make informed decisions before, during and after the process. In today’s post, the roofers at JAM Roofing share a quick look at the materials that are typically included in a roof replacement.
Roof Parts That Get Replaced
Before roof replacement can begin, a roofer will tear down the layers that make up the old roof, down to the decking. The stripped roof will then be inspected and, if needed, repaired to ensure the integrity of the roof. The following components are then installed in order:
- Decking is the flat surface that serves as the substrate for all other parts of the roofing plane. It’s made of plywood or OSB (oriented strand board) and sits on the framing. Decking in good condition may be used for a second installation.
- The underlayment is then installed on top of the decking. It’s a layer of material that prevents contact between the decking and moisture. Underlayment also serves as a second layer of protection if the outer layer of roofing material is damaged.
- The moisture barrier seals the seams and edges in the underlayment and helps create a monolithic layer under the main roofing material.
- Flashing is the strips of metal that protect valleys and other breaks on the roofing plane, which are vulnerable to leaks.
- The outer roofing consists of the asphalt shingles, sheet metal, tile or slate, along with accessories like ridge caps and vents. It’s the part of the roof that is most visible.
Other components like the rafter tails, soffits and fascia may also be replaced or repaired depending on the condition the roofer finds them in. It’s important to note that repairs that are not included with the original estimate may be added on top of the contracted price.
Installation or Replacement?
While “installation” and “replacement” are often used interchangeably, there are distinct differences between them. Installation involves building a new roofing frame, which is usually done on new builds, or when the homeowner needs to make structural changes to the new roof, such as changing the roofing slope. Replacement, on the other hand, pertains to what we discussed above, where the old roof is stripped down to the decking, but the structure remains more or less the same.
